CPR Regeneration worked with landowners, agencies, architects and developers to update the plan for development land to the south of Tuckingmill centre. This plan was reviewed because of a number of changes in the area since the earlier masterplan prepared by Porthia.
The main changes are:
1. The re-alignment of the East West Link Road through the site and its impact on development.
2. The need to safeguarding a site for a potential school.
3. The need to consider adjacent land that has been identified for development in the Area Action Plan.
The review has been undertaken with key stakeholders - agencies, developers, Council and landowners. Working with CSA architects a basic framework plan with a number of options has been produced and presented for public consultation (now complete). The plan can be downloaded from this page.
An urban design framework like this is a lot less detailed than a masterplan. For instance it does not show individual houses. The reason for this is to maintain some flexibility to allow the preparation of detailed planning applications that can respond to changing needs in the future. However really important criteria to ensure a sustainable development are set down in the framework. These include the main structure, street network, land use, important local facilities and features.
Following public consultation a preferred framework plan was submitted to Cornwall Council to put through their committee approval processes. In the meantime the plan will be used to support planning applications for example the East West Link Road.
